This commercial fitout, located within Wellington’s CBD, sees the full renovation of an existing compact office space, at roughly 150m² in size.The client, relocating from their current space, was seeking a more compact and fit-for-purpose office environment. A strong aspect of the client brief was to maintain the closed-office environment that they had become accustomed to working in which suited their day-to-day activities, whilst still creating a warm and inviting space. 

Prior to the refurbishments works, the internal environment and circulation pathways were compact, dark, and inefficient for overall spatial utilization. While maintaining a similar number of closed offices, the fitout sought to remove these negative aspects and ensure the users impression on entry felt light, open, and welcoming.

Achieving these individual offices within a more compact environment, also presented challenges from a planning perspective. It was critical to ensure that the space was not made to feel too cellular and closed off. Tactical planning ensured that the first impression of the space as a user enters, feels large, open and light. The common areas have all been centrally located to enable this sense of openness, which is prominent on arrival. With the offices pushed to the perimeter of the footprint, full height glazing is employed against all internal faces to ensure the central spaces receive ample natural light, and the views outward are not restricted.

The colour palette of the fitout offers a light and neutral tone, with timber screening and feature walls introduced to add warmth and a modern aesthetic to the central common spaces. The resulting space offers a compact and highly functional working environment for the users, meeting the client brief of private office spaces integrated in a manner that still allows the space to feel open and inviting within minimal compromise to natural light or outlook.
