Located on the fringe of the Lower Hutt CBD in the suburb of Boulcott, Wellington, this project focused on the densification of two existing allotments to facilitate new semi-detached townhouse units. The client was seeking a design outcome that offers affordable yet contemporary homes. Looking to satisfy the ever-growing housing demands seen throughout the Wellington region with a compact, functional, and unique architectural product that can be affordable for the average user in the local market.
The dwellings have been designed to provide architectural continuity across the extent of the development, while also allowing a sense of individuality within each dwelling and its respective site. Continuity is achieved through common materiality, proportions, and architectural language. While all dwellings conform to this common architectural language, individuality is introduced across the development by breaking these dwellings into five separate block types. These differing types allow the internal streetscape of the development to offer a sense of diversity in its architectural arrangement and roof forms.
The Mills Street development is seen to offer a contemporary and expressive architectural outcome, while maintaining affordably within the current market. Although at a higher density than that of its surrounding context, the development is designed to ensure it is sympathetic with its neighbouring built context, and positively contributes to the overall character of the area.
To maintain construction efficiency and affordability, all dwellings follow a similar footprint and functional layout; spread across two-stories and offering an internal garage, open plan kitchen, dining, and living, and three bedrooms.
